Scroll any booking platform for the Sunshine Coast and watch your own behaviour. You skim past interiors. You stop at pools, decks and gardens. Guests are booking the outside of your property, then sleeping in the inside.
That makes the garden one of the few line items on a holiday let that works as marketing, product and review insurance at once.
Where the money actually moves
The hero photo. Listings live or die on the first image, and on the Coast the best first image is almost always outdoors. A lush, layered, obviously cared-for garden photographs like a promise. A patchy lawn photographs like a warning.
The nightly rate. Two identical houses, one with a resort-feel garden and outdoor shower, one with a trampoline graveyard. They do not sit at the same rate, and the difference holds across every season, not just peak.
The reviews. Read 5 star reviews of premium stays and count how often the words garden, outdoor and beautiful appear. Guests rarely praise a clean kitchen. They always remember breakfast under the frangipani.
What premium actually requires
Not acreage. The best performing holiday let gardens we care for are often small: a screened courtyard, a healthy lawn, layered tropical planting, one feature tree, good lighting. What they share is condition. Everything alive, everything intentional, nothing tired.
The operational part matters as much as the planting: visits scheduled into changeover windows so guests never meet a mower, and the garden is photo-ready for every single arrival, because every arrival is photographing it.
The honest maths
A garden upgrade plus a year of turnover-aware care typically costs less than a single percentage point of occupancy is worth on a premium listing. It is one of the rare improvements that lifts the photos, the rate and the reviews at the same time.
